Loan programs

Every major loan type, shopped across 200+ lenders.

Plain English explanations. Not sure which fits? That is our job.

Conventional

The most common loan. As little as 3% down for qualified buyers, and no mortgage insurance once you reach 20% equity.

Conventional loans work for primary homes, second homes, and investment properties, which makes them popular with Florida retirees and snowbirds. For condos, the building must meet lender guidelines, so comparing lenders matters. Pricing depends heavily on credit and down payment.

Who it fits: Buyers with steady income and solid credit, second home buyers, and many condo buyers.

FHA

Government backed with flexible credit guidelines and a low down payment. Great for first time buyers.

FHA loans can be paired with some Florida down payment assistance programs. FHA has its own condo approval list, so not every Florida condo qualifies. Mortgage insurance is part of the payment, and some buyers later refinance into a conventional loan.

Who it fits: First time buyers, buyers rebuilding credit, and buyers with a smaller down payment.

VA

For veterans, active duty, and eligible spouses. Often zero down and no monthly mortgage insurance.

Florida has a large military community, including families near MacDill Air Force Base, NAS Jacksonville, and Naval Station Mayport. VA appraisals have their own property standards, and lenders differ in how smoothly they close VA loans. VA loans can also be used to refinance.

Who it fits: Veterans, active duty service members, and eligible surviving spouses.

USDA

Zero down options for homes in eligible rural and suburban areas, including much of Central Florida.

Eligibility depends on the property address and household income, and many areas outside Florida's big cities may qualify. Homes must be a primary residence. We can check an address for you before you make an offer.

Who it fits: Buyers with moderate income purchasing outside major city centers.

Jumbo

For loan amounts above conforming limits. We compare jumbo lenders so you see real choices.

Jumbo loans are common in coastal and South Florida markets with higher home prices. Each jumbo lender sets its own rules on credit, reserves, and down payment, so shopping several can change your options a lot. Waterfront homes may also need flood insurance.

Who it fits: Buyers of higher priced homes, waterfront properties, and luxury condos.

DSCR and Investor

Qualify based on the property's rental income, not your tax returns. Built for real estate investors.

DSCR loans are popular for Florida long term and vacation rentals. Check HOA, condo, and local rules on short term rentals before you buy. Lenders look at the expected rent compared to the payment.

Who it fits: Real estate investors buying or refinancing rental properties.

Bank Statement and Self Employed

Use 12 or 24 months of bank statements to show income instead of tax returns.

Florida has many business owners, contractors, and gig workers whose tax returns do not reflect their real income. Lenders calculate income from deposits, and each one does it differently. These loans can be used for primary homes, second homes, and investments.

Who it fits: Self employed borrowers, business owners, and independent contractors.

Refinance and Cash Out

Lower your payment, shorten your term, remove mortgage insurance, or turn equity into cash.

Florida homeowners often refinance to remove FHA mortgage insurance, consolidate debt, or fund repairs such as a new roof that can help with insurance. Whether a refinance makes sense depends on your current loan, your goals, and closing costs. We will tell you honestly if it does not.

Who it fits: Homeowners who want a lower payment, a shorter term, or access to equity.
